  • This is where the design comes to life. Through a mix of hand sketches, 3D models, and collaborative dialogue, we shape initial concepts into a clear and compelling vision for your project. You'll begin to see how your ideas translate into form, space, and experience. If needed, we can also prepare a pre-application submission to engage with the municipality early and gather feedback. This helps to clarify expectations and strengthen the planning strategy moving forward.

  • Also referred to as the Design Development Phase, the design evolves into a more resolved and immersive project. Through plans, sections, elevations, material palettes and interior concepts, you can begin to imagine yourself in the spaces and feel how the experiences would be. We also test out ideas through 3D models and computer-generated renderings. This is also the point where we prepare and submit the Development Permit application, ensuring the proposal is clear, well-articulated, and aligned with municipal expectations.

  • This is the most detailed and technically intensive stage of the project. We produce comprehensive construction documentation that allows your project to be accurately tendered, costed, and built with confidence. Working closely with you and the full consultant team, we ensure that every element from structure to systems to finishes is thoughtfully designed, coordinated, and resolved. Our focus is on clarity, precision, and buildability, so the intent behind the design is carried through to construction without compromise.

  • This is the phase where the general contractor engages all of the sub-trades to bid on the project and determine how much it will cost and who is doing the work.

  • This is where the project leaves the page and becomes reality. Construction can be dynamic and occasionally unpredictable but it’s also the most rewarding phase, when your vision takes physical form.

    At Polyform Architecture, we remain closely involved throughout, continuing our role as the Coordinating Registered Professional (CRP) and the Contract Administrator. This means we oversee the construction contract, monitor site progress, respond to queries, and help ensure the design is executed with care and accuracy in conformance with the contract documents. Our steady presence on site helps keep the project aligned with your expectations for quality, timing, and cost.

  • Even after construction is complete, our involvement doesn’t end. At Polyform Architecture, we remain available throughout the one-year post-occupancy period to help address any minor issues that may arise—typically items that fall under the contractor’s warranty.

    Just as importantly, we value the opportunity to hear how the home is performing in everyday life. Your feedback helps us understand how the spaces are being used, what’s working well, and where we might improve. This reflection not only supports your long-term satisfaction, but also informs and strengthens our approach to future projects.
